Stop the Madness and listen to yourself!

I've heard this way to much...


Future buyer: We need to buy a home, but we are going to wait.


Me: Well tell me... Why is that?


"Because my family and friends have told me to wait until homes get cheaper or the market crashes".


THIS IS SIMPLY CRAZY!!!


I swear WE are living in a "Lord of the Flies" period of time. Yes... I coined that phrase.


Look... the best time to buy is when you are ready to buy regardless of rates or whatever social media is telling you to do. And for Pete's sake, stop listening to the News. They can't even get the weather right!! If you wait 5 years from now, you are leaving all sorts of money on the table.


Tony Robbins says..."Why not now?"


I bought my home for 180K in 2020. Today, I can sell it for 380. What does that tell you???

If I had waited until now to buy, I would've left all that equity to someone else. Every buyer I have helped has said the same thing. "Thank God I bought when I did". That pretty much sums it up. Look, nobody has a crystal ball about the future of Real Estate but I can say this... Land doesn't depreciate! (The only way you will get a home "cheaper" is if you find a seller who is desperate to sell - and only if they accept your offer over others)


Don't lose out on any deal due to concept or listening to others. If you are a future homebuyer, don't wait too long! Soon, you might price yourself out of the metroplex. (or some areas). I recently did a home search between 300-400K for a client in the Coppell area. NOT one home showed up in my search. That is scary! The new starter home price average is around 300-350 in some locations. Don't take my word for it, look for yourself. (go to my home search and hit search) And if you are an FHA or VA buyer, homes in a certain price range lower than 300 may no qualify for a loan.


So the take-away is this. Stop listening or trying to gain validation from others when it comes to your home buying future. Being indecisive could cost you around 200 thousand+ in value if you are not careful. (especially if you look at my example from 2020).
